The prices apply for a minimum stay of 4 nights per apartment and night, with occupancy of minimum 2 / 4 persons.
For every additional person we charge 20,00 €/night.
For stays of less than 4 days there is a surcharge.
Visitor’s tax :
The amount of this local tax is € 2,50 per person and night (from 01/01/2024). Children and young people under 14 are exempt from the tax. The tax is payable on departure and is reported separately in the invoice.

- Upon completion of the accommodation contract, the Südtirol Alto Adige Guest Pass (consequently Guest Pass) will be issued to the guest, which according to the decision of the South Tyrolean regional government No. 732/2022, is valid for the entire duration of their stay as well as from 0:00 on the day of arrival unto 24:00 on the day of departure.
- The Guest Pass includes the use of all public transport within the “südtirolmobil” network area as well as additional services, which vary depending on the tourism organization. Detailed information can be found at: suedtirol-guestpass.info
- The sole entity carrying the Guest Pass in South Tyrol is the Mobilitätskonsortium, appointed as the unified coordination point in accordance with the above decision of the South Tyrolean regional government by the Provincial Association of Tourism Organizations of South Tyrol on November 16, 2022.The details of the additional services associated with the Guest Pass and the conditions of use of the Guest Pass are communicated by the third party responsible for issuing and managing the Guest Pass. Prices and discounts
The price includes: Bedlinen, towls, kitchentowls, fresh bread service, deck chairs, sunshades, barbecue facility, playing possibility for children, herbs from the farmer’s garden as long as available, children’s bed and children’s seat for the table, carpark; skiing equipment can be stored in the heating room.
Washing: Washingmaschine and dryer to be used against fee € 5.-
Internet: Free Access W-LAN in all apartments.
Reduction for children
Children up to 2,99 years live free on our farm.
Children from 3 years to 5,99 years pay only 50%.
Breakfast
Of course we prepare also the breakfast with mainly typical products from our farm.
For the breakfast we calculate an extra charge of 20,00 € per person and day and for the children 10,00 € from 3 years to 5,99 years.
Pets
For your four-legged family members we charge 20,00 € per day (food is not included)
Please bring your own basket or blanket for your pet.
Out of consideration for our guests, pets are allowed only after arrangement!
Reservation
If you are interested, to spend your holiday on our farm we inform you that we ask in advance from our guests a deposit of € 150,00- €250,00 (per week) as booking confirmation. The remaining amount shall be paid by bank transfer, non-transferable check or cash.
Arrival and departure
On arrival day the apartment is at your disposal at 3.00 p.m.
On departure day we ask you to leave the apartment until 9.00 a.m.
We ask you to understand that on sundays arrival is possible only after the 5.30 p.m.
In case of delayed arrival or early departure, the guest has to pay the 100% of the amount of the booking anyway.
Cancellation policy
Cancellation conditions article 1382 ZGB. The booking is binding with the advanced payment.
- We calculate the advanced payment as charge.
- For cancellations between 60 days and 30 days before the agreed day of arrival we calculate 50% from the total price.
- Cancellations within the last 30 days before start – 100% of the total price will be charged.
- Without cancellation the guest must be pay 100% of the total price.
